How to read it

What each column means

Median home value

The middle value of owner-occupied homes, as reported by their owners.

Median gross rent

The middle monthly rent, including utilities the renter pays.

Renter share

The share of occupied homes that are rented rather than owned.

Rent to value

Twelve months of median rent divided by the median home value. A rough way to compare markets, not the yield of any property.

Method

We read four Census tables from the 2023 ACS 5-year summary files: B25077 (median value), B25064 (median gross rent), B25003 (tenure) and B01003 (population), and matched each city to its Census place by code. Indianapolis, Louisville and Nashville share a government with their county, so we used the Census figures for the consolidated city, which leave out separately incorporated towns. Renter share and rent to value are calculated from those figures.

Limits
  • The figures describe 2019 to 2023, not current prices or rents.
  • Medians cover all homes and all rentals in each city, not commercial or investment property.
  • ACS figures are survey estimates. The CSV includes the margin of error for home value and rent.
  • This is general market information, not advice on any property or exchange.
